Xinshida Fuzhou Mid-Rise Residential Property: Case Study of Old Elevator Renovation and Reconstruction

Project Background
In recent years, the state has vigorously promoted the renovation of old residential communities, with plans to complete the renovation of 43,000 such communities by 2025. However, during the renovation process, numerous challenges have emerged one after another, including opposition from some residents, noise and dust pollution, and limitations on construction space. Moreover, each project has its own unique circumstances, so elevator renovations must be tailored to specific site conditions.
Against this backdrop, the Xindashida team, leveraging its reliable technical expertise and customized renovation solutions, has provided a practical and viable pathway for elevator modernization projects of various types.
This case focuses on a small high-rise residential building in Cangshan District, Fuzhou City. The original elevator, manufactured by Hitachi, was put into service in 2012 and has been operating for 13 years as of today. Currently, the elevator is experiencing issues such as water entering the pit and a sharp increase in failure rates.

The renovation must be completed in a short timeframe, without damaging the rooftop decoration, without altering the original elevator structure, and at a lower cost.

Proposal Description
After fully considering the owner’s core requirements, Xinshidada’s agent in Fuzhou, Fuzhou Yiri Xin Elevator Engineering Co., Ltd., recommended that the renovation project should involve “major elevator overhaul” rather than a complete replacement with new elevators.
Scheme advantages
The building features two elevators serving two households per floor, with a total of 16 floors, 16 stops, and 16 doors. The elevator speed is set at 1.5 meters per second. According to calculations, during the morning rush hour, if one elevator is taken out of service for renovation, the average waiting time for passengers will increase by 4 to 6 minutes. Given that elderly residents tend to move more slowly when using the elevator, and elderly people who take early morning walks as well as young professionals rushing to work all rely on the single functioning elevator, this situation undoubtedly exacerbates elevator congestion.
Therefore, a shorter elevator renovation cycle has become one of the most highly valued needs among residents in this project. However, under normal circumstances, the construction period for a complete replacement of an old elevator is typically around one month. In contrast, Xinshidada Elevator’s renovation cycle is only 20 days.
Without altering the original structure of the elevator traction machine being located below.
The original elevator featured a traction machine positioned below, whereas today’s mainstream new elevators require the main machine to be installed on the top floor. If the entire old elevator is replaced with a new one, extensive construction work would need to be carried out on the top floor—such as demolishing portions of walls, flooring, or ceilings—to make room for the new machine and to complete the necessary connections and commissioning. This not only poses a risk of damage to the top-floor residents’ renovations but also generates dust and noise, which are difficult for top-floor owners to accept.
Previously, the residential community had already undertaken three projects to replace old elevators with new ones, all of which triggered strong dissatisfaction among residents living on the top floors. The Xinshidada elevator retrofit solution allows the original structure—with the traction machine positioned below—to remain unchanged.
Lower cost
As the service life of elevators increases, future maintenance and repair costs will represent a continuous financial burden, undoubtedly placing long-term economic pressure on property owners. Therefore, while urgently seeking to address the current issue of aging elevators, property owners are also striving to minimize the financial costs of this renovation as much as possible. Provided that the current operational issues of the elevators are effectively resolved, the cost of renovating elevators by Xinsida is significantly lower than that of replacing the entire elevator.

Project Results
The project adopted a renovation approach that retained the original structure, replaced the traction machine, upgraded the control system, and raised the car cabin. The entire project was completed in just 20 days. Since the renovation, the elevator has been operating smoothly and has experienced no malfunctions to date.
