5 Major Signals: The elevator you’re riding is due for an upgrade or renovation! Renovation plans and costs for elevators in older buildings
2024-09-24
In the pulse of modern urban life—from bustling commercial buildings to cozy residential neighborhoods—elevators have become an indispensable link connecting people’s daily activities.
However, as time goes by, even the most reliable electrical and mechanical systems will inevitably face aging and wear. For example, continuous wear on steel cables poses a risk of breakage; elevator malfunctions such as sudden stops, violent shaking, or failure of the elevator doors to close properly can occur; and safety devices in elevators—such as buffers, speed governors, emergency braking systems, and alarm systems—may become ineffective due to aging...

According to statistics, as of April 2023, there were 736,800 elevators nationwide that had been in operation for more than 15 years—elevators classified as “elderly” due to their age.
The aging of elevators not only affects the riding experience but also increases the likelihood of elevator accidents, posing a threat to passengers' safety.
At this point, it becomes necessary to retrofit and upgrade the elevator!
Five Warning Signals for Elevator Renovation and Upgrade:
01 The elevator has been in use for over 10 years, and particularly when it reaches 15 to 20 years, its electrical components begin to age. Signal.
02 Frequent elevator shutdowns, prolonged maintenance needs, and noticeable vibrations during operation. Signal.
03 During elevator operation, the elevator loses control and rapidly descends or ascends within an extremely short period of time. Signal.
04 The original electrical components and safety components have been discontinued, or the replacement parts take a long time to procure and are expensive. Signal.
05 The elevators are used frequently, and the actual demand exceeds their designed capacity, resulting in long waiting times.
Affordability is up to the individual; customize according to needs.
Elevators are directly related to the personal safety of passengers, making their renovation and upgrade work urgently needed. However, the overall replacement cycle for elevators is long, and the required investment is substantial. Based on our many years of successful experience in completing elevator renovations for various clients, STEP recommends that elevator renovations be carried out precisely according to actual needs—prioritizing the resolution of the most critical and pressing issues first. We categorize elevator renovation projects into three types based on their difficulty level, duration, and capital investment requirements.
01 Targeted upgrade of elevator functions
Features: Low investment, short cycle.
Effect: Resolved the issue of insufficient elevator functionality.
Based on the budget, selectively install from a rich package of features, such as adding IC card-based elevator access control, cloud-based digital management for elevators, energy-saving feedback, restrictions on electric vehicle access, and automatic emergency rescue alarms, to enhance the intelligence and safety of elevators.

02 Reasonable Replacement of Certain Components
Features: Moderate investment, relatively short cycle.
Effect: Resolved the issue with non-durable components.
Based on the varying service lives of electrical components, we will carry out partial renovations and upgrades to the electrical system, safety components, and non-durable mechanical parts, while largely retaining the durable components. Within the design budget, we will comprehensively address issues related to the non-durable components, ensuring they meet the new national standards for special equipment. For example, in the case of older elevators with exceptionally high-quality steel durable components, a major overhaul of the electrical-related parts alone can breathe new life into these elevators.

03: Perform a comprehensive renovation of the elevator, excluding only a few durable mechanical components.
Features: High investment, long cycle.
Effect: A one-time, comprehensive solution to address all faults in aging elevators.

As the expert with the widest range of elevator retrofit solutions, STEP boasts extensive experience and a highly professional technical team in elevator modernization. We encourage all users to pay attention to the condition of the elevators they ride and promptly report any malfunctions. This way, elevator maintenance personnel can select the most appropriate retrofit solution based on their specific circumstances and needs.
